Absentee landlords invest in renovation not rent hikes
Steven Cohen and Shimon Awerbuch of Tibbits Associates buy run-down multi family buildings in Troy area neighborhoods. They renovate to high standards, charging higher rents as a result. Founded in 1976 after a computer model project for the state education department, the duo oversee 15 to 20 buildings and have renovated about 30 units across eight or nine properties. Their latest effort at 15 Hawthorne Ave featured a transformed second floor with a balcony and modern amenities.
