Cannon Hill Development partners John Laughlin and Michael Smariga announce a $4 million 41 800 square foot mixed use project replacing the Farmer's Co Operative in downtown Frederick near Carroll Creek and the MARC station. Construction starts early next year with 37 000 sq ft offices and retail, 9 200 sq ft contemporary lofts, and 20 000 sq ft luxury bi level condos. Commercial space will rent around 13 per square foot. The project emphasizes proximity to MARC station I 70 high downtown views free on site parking and security. Demand for downtown space is strong with recent purchase of F M Bank HQ and 50 percent leased. Retail and commercial space will be priced 20 percent below Carroll Creek area projections. Downtown Frederick has had limited new high quality housing. demand for housing is expected strong.
