Seven Falls development deal details and plans in Henderson County
The state allows counties to use development agreements for large projects over 25 acres to secure stable standards across long master plans. Seven Falls LLC and Henderson County signed in May 2008 for Seven Falls Gold & River Club on 1398 acres in Etowah, with a plan featuring 700 single family homes, 164 townhomes, lodging, condos and clubs, plus extensive amenities. The project valued over 30 million invested to date with total investment expected above 180 million and a completed subdivision tax value projected over 1.25 billion. Seven Falls obtained open-use zoning, with obligations to donate and develop a fire station shell, preserve 20 percent open space, protect cemeteries, build 4 miles of trails, and meet numerous site and environmental regulations.
