Land values tied to hog prices in Iowa study

Deg. Moines Sept. 2 The price of land in Iowa is linked to the long term average of hog prices at Chicago. H A Wallace in Wallaces Farmer argues that stable wholesale prices and an $8.50 hogs winter average over ten years could prevent land value declines, while a $10 hogs ten year average could raise values. He notes prewar returns and current declines, suggesting land should yield 5 to 5 1 2 percent to be a worthy investment. He also discusses regional land premiums and the potential for high quality land to fetch $350 per acre if conditions hold.
