Obligation to Make Repairs in Tenancy History
In landlord tenant law the tenant owes no general duty to repair ordinary wear and tear or damages from accidents or a stranger's act. If the tenant agrees to repair he must cover all losses including destruction, while landlords may enter to repair with reasonable notice unless the lease shifts duty. Parole promises to repair after lease is signed are void.

Tenant duties and landlord repairs under evolving state laws
The text discusses tenant liability for damages, noting that ordinary wear and tear and damages from others do not require tenant repair unless agreed. It cites state differences where landlords must repair, or tenants may withhold rent, and notes exceptions where tenants must protect premises, such as fencing and weatherproofing, while not being responsible for preexisting defects. The passage also includes agricultural crop reports and weather data, detailing temperatures, crop conditions, and yields across districts.
