Tenants rights and duties under state rental law

Tenants have rights when a landlord withholds security deposits and must be refunded plus damages. Tenants and landlords must inventory units within five days of occupancy. Tenants must follow health and safety codes and keep units clean. They are responsible for damages by themselves, visitors, or pets and must avoid disturbing others. If noncompliance persists 14 days after written notice, tenants may terminate. If landlord fails to remedy, lease terms may be breached. If move in is not ready, renters may get their money back. Prospective renters should inspect premises for safety and maintenance responsibilities. If absent longer than seven days, landlord may seek actual damages. If not ready, move elsewhere and recover deposits or rent.
