Forest Park postal site study urges shopping mall plan
Real Estate Research Corp concludes 41 acre postal site has highest value as a retail mall. It analyzes two strip plaza concepts with major buildings and a power plant removal, projecting 500 jobs and 42 to 46.5 million dollars in annual sales plus about 370 thousand in district taxes. The report notes regional mall or office park options cost more yet yield more sales and jobs, while an industrial plan lowers developer returns. It cautions a future mall would have limited impact on existing Forest Park commerce and recommends a diversified service corridor linking Madison Street to retail facilities. The village will use the study to weigh postal site development, but decisions remain undecided.
