Real estate veteran Wes Sears notes demand outstrips supply as buyers overpay to secure homes amid limited listings and rising interest costs. Local appraisers cite BART and a slowdown in new construction as key factors in the boom, while warning the working man is being priced out of the market. Market observers say the trend may endure but risks widening affordability gaps.
