City Iafr*Tm*atvKnlE«t«Ie,--HaThe city will continue to prosecute the improvement* begun and projected last year.— Quite a number of streets are to be graded and macadamized during the spring and summer, which will be a great addition to its appearance and a great convenience to every body.A good substantial and commodious Market House is to be erected on Valley street, between 4th and filh streets. This will be erected during the summer.A great accession has already, at this early day, been made to our population, and every house that is vacated is at once filled at enhanced rents. We before supposed the highest point had been attained. But we were mistaken. Almost any price that the landlord has the face to ask is paid. We heard of one house rented last year for $150, that this season was let at $300. This is an extreme case. But there is a considerable advance, and a greater demand for dwelling and business houses than ever before known. But all this is having the usual effect. Every body is building. We heard of one man, who, two weeks ago purchased a lot and is now living snugly in a house since erected. All the brick that can be made and all the stone that can bo quarried in Burlington between this time and the first day of November next will be put into new structures, l’arts of the city that last year were sparsely settled, now exhibit new structures in course of erection and preparations going forward, that must entirely change the appearance, and render all solid and compact. The city is spreading in every direction—pushing along the hills both north and south and out towards the prairies upon the west.Since the first day of January last, real estate to a large amount has changed hands and at prices considerably above last year. A large number of building lots have been sold, and for the most part, we rejoice to say, to persons who will immediately improve them.Some time since, on the authority of master mechanics, we assorted that contracts had already been made to the amount of half a million of dollars. We made the assertion on what we considered very good authority. We are now satisfied the estimate was not extravagant.— There will be but one limit to the amount of work here. All the houses will be erected for which materials can be got, or to erect whichi mechanics can be hired.There seems to be a very general, and wc think reasonable expectation that wc shall have a very large increase in trade and commerce, even over last year, at this point. Southern Iowa, the trale of which has heretofore been divided between Keokuk and Burlington, is now looking to us as the best market for her products. And all we have to do to secure the entire Dry Goods, Grocery, Hardware and Lumber trade of the cutire country clear through to the Missouri river, is to show to western merchants goo d assortments and heavy stocks, and fill all orders at fair prices. This our merchants nre do tenui-tied to do. Preparations for Spring trade are being made on a large scale. A new t\ holcsale Dry Goods establishment will be opened in a few days. Others will continue to do a jobbing business in this line as heretofore. Ju all other departments, not omitting the bool; trade, ample stocks will in a few weeks be ready for inspection.
