When a townhome condominium measures in at under 1,200 square- feet, it’s all too easy to write it off as being too small. That assumption would be a mistake with unit 4, 2307 St. Mary’s Rd., a 1,151 sq. ft. unit found in Silverstone Village in south St. Vital, said Jeff Brown of Sutton Group- Kilkenny Real Estate. “ In my mind, this is the best unit in the complex,” he said. “ First of all, the original owner — she bought the unit in 2008 when it was brand new — upgraded the finishes. Once fenced in, it would be a safe spot for kids to play in total privacy.” Head upstairs, and the efficient layout is once again front and centre; no wasted space here. “ The two bedrooms were placed on either side of the landing with a second floor laundry closet placed in- between,” said Brown. “ There’s no main bath, but there’s a reason for that.” The reason there’s no main bath is simple: each bedroom has its own ensuite. “ Basically, you have two master bedrooms — I think that’s an absolutely fantastic feature, as everyone has their own private bathroom. Both bedrooms are also oversized with large windows, and they also come with their own walk- in closet, too. They offer all kinds of space, storage and convenience.” Not to be forgotten is the home’s lower level, which adds another dimension of livability to the unit. While the basements of some townhome condos are the size of a postage stamp, the basement here is spacious and well appointed. In its present form, the rec room — which features newer berber carpeting throughout — has room enough for a media area and games/ play area or could be put to use for another purpose, said Brown. “ There’s a big window at the end, so if need be, the end portion of the games area could be turned into a third bedroom quite easily. Even with a third bedroom, there would be plenty of room for kids to play downstairs, and to have a toy area off the media area. There’s also a four- piece bath, as well as a mechanical/ storage room with sump pump, high- efficient furnace with air conditioning and big hot water tank.” Close to shopping ( St. Vital Centre), transit, schools, dog parks — the condo is also 20 minutes from downtown and close to the Perimeter Highway — it’s a home ideal for a young family. “ It’s a safe spot to call home that not only offers a great location, but that also comes with low taxes and condo fees,” he said. “ It’s also a solid, well- run community with a good reserve fund.
