Furnace and AC Maintenance
for the Cooling Season
• Clear the area around the outside
Check the outside condenser coil
regularly to ensure it’s clean and
not blocked with leaves, pollen,
grass, dirt, etc.
Have your air conditioner professionally
cleaned if the outside coil is blocked.
A routine air conditioner maintenance
performed by your air conditioning
contractor should include inspection
and cleaning ( if necessary) of the
outside condenser coil, inside
evaporator coil, and inside fan
assembly, filter replacement,
inspecting all other components,
and checking that the system is
• Check the condensate drain tube...
During the summer, water condenses
on the cooling coils as they dehumidify
the air. The water collects in a tray
below the coils and flows out through
a condensate tube. Make sure the
tube is not clogged, or the hose
kinked, and that it drains to a
convenient floor drain.
• Keep the furnace filter clean...
A clogged furnace filter will reduce
the air flow across the inside cooling
coil. The reduced air flow will cause
your air conditioner to operate
inefficiently and not work properly.
Check the filter at least once a month,
and clean or replace as needed.
Never run your air conditioner
without a furnace filter.
• Check your registers and ducts...
Vacuum your supply- air registers
and return- air ducts whenever you
notice dust beginning to collect.
Once a year, it’s a good idea to
vacuum inside the ducts as far
as you can reach.
• Adjust your thermostat...
In summer, set your thermostat to
a comfortable level, and when you
are not home, turn the temperature
up a few degrees, 1- 3° C or 2- 5 ° F.
Turning the temperature up will
limit the amount of time the air
conditioning system comes on.
During operation of your air
conditioner, keep all windows
closed and draperies drawn on
windows facing the sun.
• Buying a new air conditioner...
If replacing or buying new, look for
an ENERGY STAR ® label and check
the SEER ( seasonal energy efficiency
ratio). Central units should have a
minimum SEER of 13; most window
units should have a minimum EER
of 9.7. An ENERGY STAR labeled
central air conditioner with a
minimum SEER of 14.5 will save
$ 5-$ 10/ year compared to a base
model unit with a SEER rating of 13
for the average home in Manitoba.

most out of your air conditioner.
