Lots at Ensenada Shores selling fast as housing market booms

CANYON I .A KF, — Hill Country property is hotter than the Texas sun in July.
The Warner Group, a developer out of Dallas offering one- to two-acre homesites located on the south shore of Canyon Lake, has already sold 77 phase one lots at the Ensenada Shores subdivisions since it completed roadwork in March.
President Steve Sallman said the company has been selling property twice as fast as it did with Oak Shores, its first Canyon Lake venture started five years ago.
“The market has really picked up in the last IO months,” Sallman said. “You take the combination of Canyon Lake and the Hill Country and there are very few sites that can provide that type of atmosphere.”
Sallman said that nearly 50 percent of his buyers are from the Houston area and most are baby boomers. The hilly terrain and unspoiled landscape are the main attractions for the demographic.
“New Braunfels is the first pretty place you come to when you’re driving northwest from Houston," Sallman said. “And in this development, you have nicely rolling hills and good building sites and views from the natural terraces.”
The remaining 113 lots in the Ensenada Shores gated community are selling for between $40.OOO and $300,000. Seven or fewer are waterfront homesites and all have access to the neighborhood’s waterfront pavilion.
Three preferred builders— Energy I louies, Riedel Custom I lomes and Mahoney Custom I louie — are building homes priced from $250,000 to $7 million on the neighborhood’s 98 acres.
Energy I lomes President Johnnie Brown said not only has he built a model and spec home on the property but he also recently closed on a lot where he and his wife plan to build a home.

“I’ve been looking at Hill Country property for 15 years, and this is one of the greatest things to happen out here in terms of places to live,” Brown said.
Brown cited the neighborhood’s location on the south side of the lake and separate entrance off FM 2673 as reasons why the property marked the end of his hunt.
“What impressed me was that the entrance was right off a major highway and at the right end of the lake not to he too far away from everything," Brown said. “I clocked it and it s under half an hour to (Highway) 281 and (Interstate) 35.”
