New Braunfels Herald-Zeitung (Newspaper) - March 28, 1996, New Braunfels, Texas Texas businesses have April IS deadline for filing property tax renditions HeraldZeitung a Thursday Mar6h Of 7 In accordance with state law Texas businesses must render their property with the county appraisal district by April 15 To render is to list the taxable property that business owned or man aged as of Jan 1996 While state law requires bushess owners and operators to render any property owner including homeowiers farmers and ranchers may render heir property with county appraisal State Comptroller John Sharp said Property owners who render are in a better position to exercise their nghts as Sharp noted Thei are ensuring that the appraisal district has their correct address so they will receive notices of any actions that affect their property or tax If the tax collector cannot deliver a tax bill because of an incorrect adcress a property owner is responsible for pay ing the taxes plus the late payment penal Sharp added State law requires anyone who owns or manages incomeproducing personal property on Jan 1 to render witi the local appraisal district An exception is a business that receives the fre sport exemption for managing cotton in a warehouse For example businesses must report their inventories furniture and fix lures machinery and equipment and other tangible business property by filing this annual Sharp said Appraisal districts use the report to set business property values When a business own er doesnt render his or her propeny the chief appraiser estimates the Sharp also announced that property owners who had property damaged by a storm flood of fife last year may file a special decreased value report which could lower their final tax bills Proper ty owners may file the decreased value report about their propertys condition on Jan Property owners may ask the chief appraiser for additional time through April 30 if the owners can demon strate good cause The chief appraiser must grant owners of property regulated by the Public Utility Commission or the Railroad Commission an extension to April 30 to file the reports and may extend the deadline another 15 days if the owners request it in writing and show good cause On the renditions property owners can record their opinions of their prop ertys value By stating their opinion property owners make sure that the appraisal dis trict sends them a notice before placing a higher value on their property This notice allows property owners the time to gather information to protest the appraisal if they believe the proposed value is too high If more than one appraisal district appraises a property the property own er should render in each appraisal district office Taxpayers may contact the coun ty appraisal district office for the rendi tion forms or they may call the comp trollers property tax hotline at 1800 2529121 At lei1 in preparation for
