neighborhood iBy Peter Simek Writer Developers blame rising values for the recent building boom in Dallas a trend that has seen many of the older homes razed to make room for larger more sive houses In the past five years property val ues in the city have risen up wards of 25 percent Dev elopers say that many of the 2200 cottages that dot area neighbor hoods are no longer worth the square foot they must now charge Chad Brown of Transcend Development Inc says devel opers must build big in order to balance the land and home costs I think it doesnt make eco nomic sense to build a 2200 house They have to be so nice in order to charge a square foot Land value in this area is in the range and its going up by the day You cant build a house on that have to pay attention to people in the neighbor hood and large homes arent here They ruin the charm of the neighborhood Chad Brown Transcend Development Inc Gordon Stark of Stark Build Inc says that many develop ers have been attracted to the neighborhood because of its rising value but unless the smaller homes are cleared away developing just doesnt make sense A builder would be quite crazy to pay that much for the dirt Mr Stark said Developers he said are forced to clear the lots to make room for larger homes a trend he claims will only increase over the next 15 years appraisers say that every thing inside LBJ will be torn down and built up Mr Stark said Although developers claim that this trend is unavoidable they recognize a need to keep home values and size from flying out of control Mr Brown said builders must be careful of itself might say its like hockey played on a field Or field hockey with hel mets instead of skirts When Coach Elliott Was begin ning the Hillcrest Lacrosse Assoc nearly 10 years ago the 20 players who came together were at first sight as hard to describe as the sport itself It started as a ragtag bunch of kids practically pulled off the street if they were willing to run with a stick he said coaches 100 players and four teams both boys and girls Though the association continues its policy of allowing any player whos interested to participate no tryouts last season brought an cented degree of success to their efforts Following last season the varsity lacrosse team is one of the top ranked in the state and at the annual Aggieland Lacrosse Tournament in College Station this past year both var sity and junior var sity teams went undefeated Also in 2002 a Hillcrest player won a Field Scovell athletic scholarship to play lacrosse at the college level a tremendous feat for any player Shafer Contributing writer Living in Texas was always in the cards for Dr Daniel Rader His grandmother a Salado local put a handful of Texas soil on the Oregon bed in which he was bom in 1916 so he could claim native status I am a Texan at heart in my youth and adulthood have always had that cognition he said Dr made his way to the Lone Star State to practice medicine in 1951 at the Steven Park Hospital on Hampton Road and Colorado Boulevard in north Oak Cliff The hasnt looked back since Ive never missed a day in my practice in all my years Im a healthy young man DR RADER sits in his thers chair from the housed at his small practice he said Mayor Laura Miller recent ly recognized Dr Raders tremendous contributions to the city of Dallas in medicine and as a model citizen with a mayoral proclamation at a city council meeting But Dr Rader isnt letting the attention change his prac tice His main enjoyment still comes from seeing patients at his Tower family practice three days a week I like to see people like today a woman who had a rib cage pain and she could hardly raise her right arm with our wincing I found out what it was pleurisy though the power of observa tion Dr credits attention to Sec on IOA Parents Disagree on School Uniforms DISD to decide about mandatory new dress code By Jessica Hoover Staff Writer Parents of children at Hillcrest High School have mixed feel ings about whether Dallas ISD should implement a district wide school uniform policy that could take effect next fall The school board is set to vote on the issue this month although action could be post until April DISD spokesman Donald Claxton said the district mailed out 16000 surveys to parents last November and 76 percent of the 673 who responded approved of uni forms Of 400 residents contacted in a phone survey 795 percent were in support Hillcrest parent Lynn Derman is very much opposed to uniforms and said that although the statis tics seem favorable the num ber of parents who received surveys is small considering the size of the district Her sur vey arrived too late for her to properly participate she said It was biased It was written in a way to garner support for a mandatory uniforms pro gram not to solicit honest feedback she said So they took this biased survey with flawed results and they are running with it Ms Derman said now is not the time to be discussing the issue in light of the districts hiring freeze and a board deci sion last week to give adminis the option to retire early in exchange for a lump sum I think its fiscally sible to go ahead with that in light of the million deficit she said Aimce president of Alliance AFT which repre sents teachers in Dallas agrees Its very hard for us to understand why there would be talk on adding new tions in the budget at the same time not being able to give employees the much needed she said Mr Claxton said the district estimates uniforms will cost to for a pair of pants and shirt He said they are anticipating providing one uniform for each student who qualified for the free or reduced lunch program Students who are eligible will be able to apply for a uniform About 123400 students are Six
